How our Clients Become Successful Property Investors

Want to know how we set up our clients for success? We have a process that we walk every client through that has been proven to get the best possible results. Here’s how it goes…

1. Client Training

As you can probably tell from these blogs, my videos, my books, and my live training… I am extremely passionate about education. I want to make sure that you have the knowledge and understanding you need to become a successful property investor. So, before we do anything else, my team will send you some videos that will go into a bit more depth about property investing, as well as give you the definitions to some technical terms that you’ll need to know.

2. First Appointment

Our next step is to book you in for your one-on-one appointment with your strategist and mentor (me!). We can either do this appointment in person if you’re local to our north Brisbane office, or via Skype. We’ll talk through your personal situation and goals and I’ll answer any questions you might have.

3. Client Plan

Following the first appointment, we’ll put together a plan for you. This document includes graphics, illustrations, and step-by-step actions that need to take place in order for you to achieve the goals we’ve discussed. It’s something that we’ve created together from that first session, and essentially works as a roadmap for what you’d like us to do on your behalf.

4. Finance Assessment

The next step is to involve a mortgage broker to assess your situation and ensure that your structures are set up correctly and optimised to save you money and reduce your risk. In addition, they’ll make sure you’re in a position to take out a loan and start executing your plan.

In addition, if investing through a self-managed super fund is part of your plan, we’ll introduce you to our financial planner contact who specialises in this area, and he’ll start taking you through the process to set this up.

5. Research Briefing

Our team is always researching in the background to find the best locations for our investors. So at this point, we’ll be more than ready to brief you on our latest research and present you with some options on the best place to invest. This will all depend on your plan and the timing for purchasing your property.

6. Property Selection

Once a location has been finalised, we’ll secure the best investment opportunities in that area (according to our strict criteria). We’ll present them to you for selection and then get your mortgage broker to start the financial/approval process.

7. Property Secured

Now that your property is secured, we get to work behind-the-scenes, coordinating the rest of the team and process to get it up and running. This involves getting a building inspector to check over everything (often more than once), engaging a quantity survey for your depreciation schedule, sorting out insurances, and sourcing a good local rental manager. Depending on the timeframe for your build, your property should be up and running, and bringing in rental income, in just a few short months.

8. Regular Reviews

The process doesn’t end here. We hold regular appointments to review your property, your situation, and start planning your next move in line with the strategy we put together at the start. As often as you are comfortable and your circumstances allow, we repeat the process to help you build your portfolio.

We support hundreds of clients through this process, and we love taking care of them. I honestly believe that we’re the best at doing this, and are the most thorough in our processes.
