Beware of Monday’s Experts

If you’re going to succeed in property investment, there’s something you need to constantly remind yourself of: roughly 95 per cent of the population doesn’t know what they’re talking about when it comes to money or property investment. Be very careful who you speak to about it. If you want to fly with the eagles, don’t talk to turkeys.

You Know the Ones

Your barbeque, lunchroom, and Monday’s experts. The people who think they know everything. They’ll run you down and sap your confidence at every turn, and they don’t even need a reason to do it.

Here’s how it usually plays out. You say, “I’m buying an investment property in XYZ location,” and you’re genuinely excited about it. Then they say, “XYZ location? I’ve never heard of it. Can’t be a good place to buy if I’ve never heard of it!”

When that happens, remember this: a random person not hearing of a location has no effect whatsoever on the real estate market in that location.

They’ll Find Something to Latch Onto

The other thing Monday’s experts do is look for one thing to find fault with. They’ll seize on it and tell you that you’re mad to buy something with that feature or in that location. This isn’t really about your property. It’s human nature — it’s a way people assert dominance and influence over others. The best response is to just ignore it.

Owning Five Properties Doesn’t Make Someone a Location Expert

Here’s a related point worth remembering: just because someone owns five investment properties doesn’t mean they’re any good at picking the best place to buy the next one, either. The property market has a habit of making the worst investor look good, as long as they hold long enough. To really know a market, you need to study it constantly — which is exactly why it’s worth getting the assistance of a full-time professional if you’re serious about doing well.

Why This Matters More Than It Seems

None of this is really about the specific comment someone makes. It’s about whether you let confidence-sapping noise from people with no real expertise talk you out of a decision you’ve actually done your homework on. If you’ve already worked through the fundamentals — understanding where and when to buy and why – an offhand comment from someone who’s never studied a market shouldn’t carry any weight against that.
