Defence Home Ownership Assistance Scheme (DHOAS) Explained for ADF Members
Why a Subsidised Mortgage Does Not Equal a Smart Property Decision
The Defence Home Ownership Assistance Scheme, or DHOAS, is one of the most well-known ADF housing entitlements.
It provides ongoing assistance with mortgage repayments.
It reduces monthly holding costs.
And it often makes buying property feel safer.
Because of this, many ADF members assume that if DHOAS applies, buying must be the right move.
That assumption causes problems.
What DHOAS Is Designed to Do
DHOAS exists to assist eligible ADF members with the cost of servicing a home loan.
That is its role.
It is not designed to:
- Help you choose the right property
- Improve the quality of the asset
- Increase capital growth
- Fix poor location or timing
DHOAS supports affordability. It does not determine performance.
Why DHOAS Is Often Confused With Strategy
One of the most common mistakes ADF members make is treating DHOAS as a strategy rather than a support tool.
Instead of asking,
“Is this the right property decision for my circumstances?”
They ask,
“How do I maximise my DHOAS benefit?”
This is the wrong starting point.
A subsidised mortgage does not make a poor decision good. It simply makes it easier to hold onto a poor decision for longer.
The Risk of Buying Property Just Because DHOAS Is Available
DHOAS can encourage people to buy property before they fully understand the property game.
This often leads to:
- Buying a home instead of an investment without understanding the difference
- Buying in a location driven by posting rather than performance
- Focusing on repayments instead of outcomes
Lower repayments feel helpful in the short term, but they do not change how a property performs over time.
Why Lower Monthly Costs Do Not Guarantee Success
Property success is not determined by how comfortable the repayments feel.
It is determined by:
- Location
- Market cycle
- Holding period
- Strategy
A property with subsidised repayments can still:
- Underperform
- Tie up borrowing capacity
- Limit future options
DHOAS does not change these fundamentals.
The Difference Between Affordability and Performance
DHOAS improves affordability.
It does not improve performance.
This distinction is critical.
A property can be affordable and still be a poor long-term decision. Many people confuse the ability to hold a property with the ability of that property to help them move forward.
Holding something comfortably is not the same as owning the right asset.
When DHOAS Can Make Sense for ADF Members
DHOAS can be effective when:
- Buying property already makes sense
- The property stands on its own merits
- The location and timing are right
- The decision aligns with a broader plan
In these situations, DHOAS simply reduces pressure. It does not create momentum on its own.
Why DHOAS Should Always Come After the Strategy
As with every entitlement, the order matters.
The correct sequence is:
- Understand the property game
- Understand your personal circumstances
- Decide whether buying is the right move
- Then apply DHOAS to support that decision
When this order is reversed, members end up making long-term decisions based on short-term comfort.
Final Thought for ADF Members and Veterans
DHOAS feels powerful because it reduces stress.
But stress reduction is not the same as progress.
If the property decision is wrong, DHOAS does not change the outcome. It only delays the consequences.
The goal is not to secure a subsidised mortgage.
The goal is to make the right property decision and use DHOAS only when it supports that outcome.
