It provides ongoing assistance with mortgage repayments.
It reduces monthly holding costs.
And it often makes buying property feel safer.

Because of this, many ADF members assume that if DHOAS applies, buying must be the right move.

That assumption causes problems.

What DHOAS Is Designed to Do

DHOAS exists to assist eligible ADF members with the cost of servicing a home loan.

That is its role.

It is not designed to:

  • Help you choose the right property
  • Improve the quality of the asset
  • Increase capital growth
  • Fix poor location or timing

DHOAS supports affordability. It does not determine performance.

Why DHOAS Is Often Confused With Strategy

Instead of asking,

  • Decide whether buying is the right move
  • Then apply DHOAS to support that decision

When this order is reversed, members end up making long-term decisions based on short-term comfort.

DHOAS feels powerful because it reduces stress.

But stress reduction is not the same as progress.

If the property decision is wrong, DHOAS does not change the outcome. It only delays the consequences.

The goal is not to secure a subsidised mortgage.
The goal is to make the right property decision and use DHOAS only when it supports that outcome.
