First Home Owner Grant (FHOG): What It Is and When It Actually Helps ADF Members
Most ADF members know the First Home Owner Grant exists.
Very few understand when it helps and when it quietly limits future wealth.
As explained in The Unofficial ADF Property Guide, the First Home Owner Grant is a government incentive designed to encourage Australians to buy or build a new residential property. The keyword here is new.
The grant is not available for established homes. It is tied directly to newly built properties and is often paired with other incentives such as stamp duty concessions.
For ADF members, the danger is not the grant itself.
The danger is allowing the grant to dictate the decision.
The book is clear: buying a property just to access the FHOG can lead to buying in the wrong location, at the wrong time, or for the wrong purpose. Many Defence members are encouraged to buy where they are posted simply because the grant is available.
That decision is not strategic.
It is reactive.
The FHOG should only be used when it aligns with your broader property strategy, not as a reason to buy.
The entitlement is a tool, not a plan.
