ADF members often buy property in their posting location for emotional or logistical reasons:

  • “I’m already here”
  • “It’ll save on rent”
  • “I know the area”
  • “I’m only here for two years—I may as well buy”

But buying based on posting instead of property fundamentals often leads to

  • Zero capital growth
  • High vacancy rates
  • Limited long-term demand
  • Difficulty reselling later

The Better Way: Buy Where the Growth Is

From the book, here are the four must-ask questions before you buy:

  1. Is the population growing?
    More people = more demand = higher prices.
  2. Is infrastructure going in?
    Roads, schools, rail, and hospitals—these drive suburban growth.
  3. Are new jobs being created?
    Especially in health, education, logistics, and government.
  4. Are vacancy rates low?
    High rents and low vacancies signal a hot rental market.

✅ If the answer is YES to all four, that suburb is worth considering.
❌ If not, it’s a red flag—even if you’re posted there.

The Smart Strategy: Rent Where You Serve. Buy Where It Grows.

Daimien Patterson did this himself. He was posted to Darwin but bought in QLD and VIC because the data told him to. One of those properties added $260K in equity while he was still serving full-time.

You don’t have to invest near your base. You just need the right team to help you find, assess, and manage properties in high-growth locations.
