Today I want to cover the risk of a Decrease in Rent Return 😲
There are always risks involved in investing in property but I will highlight the risks I learned on the way and how to overcome and manage them!
Following the same strategies discussed yesterday will also help in protecting you from rents dropping. However, I do recommend always maintaining a cash buffer to cover you in the event that your rent price drops.
The cash buffer can absorb some of the lost income until you can review your rent price. Combined with this, you should always look to purchase a positive cash flow property from the outset. This will give you some breathing room if the rent does decrease for a period of time and the property may only break even.
I hope this series is helping you gain confidence in buying your first or next property.
See you soon for risk number 3 – Rental Vacancy.
