5/9 ADF Entitlements – Defence Home Ownership Assistance Scheme (DHOAS)

 

Hello Property Investors!

The Housing Entitlement we are going to discuss today is the one we get the most questions about Defence Home Ownership Assistance Scheme (DHOAS).

So let’s jump into it!

The DHOAS is a great card to play in the property game to help you pay down your mortgage faster. It has two elements to it: a loan subsidy and a lump sum. Let’s discuss the loan subsidy first.

To be able to access DHOAS, you need to have served in the ADF, completed a Qualifying Period of Service, and accrued a Service Credit. For permanent members, the qualifying period is two consecutive years of service. For Reservists, it is four consecutive years of “effective” reserve service of at least 20 paid days per financial year. Take note that these thresholds are in place as of February 2023, for any back-payments preceding this date, the previous thresholds will apply.

For all members, if you have a break in service you will need to start again. After you have completed this qualifying period, you then need to accrue an entitlement, known as a Service Credit, to access DHOAS subsidy assistance.
