Investing isn’t only for rich people! There are plenty of “everyday” people in average-paying jobs investing all the time. In fact, you don’t need a lot of money to get started with property investing. But you do need to pay attention to the ongoing costs.

If you’re looking at properties that are out of your week-to-week price range, you’re looking at the wrong ones. A good investment property with the right characteristics, and in the right location will pay for itself. The rent you receive from an investment property, together with your tax return from the property’s depreciation, should cover all the property’s expenses (such as loan interest, property management fees, maintenance costs, and so on).

Does this sound too good to be true? Well, it’s not. You just need to know what you’re doing. These properties do exist – they’re called positive cash flow properties. No matter who you are or how much money you have, once you’ve secured the right property with a deposit, it shouldn’t cost you anything from week to week to hold. There is absolutely no reason to be afraid and think that you cannot afford to invest in real estate.
