First Home Owner Grant (FHOG) Guide
The First Home Owner Grant (FHOG) is a one-time payment. It helps eligible first-time home buyers purchase or build a new home. This guide will walk you through the key details.
Who Can Apply?
To qualify for the FHOG, you need to:
- Be an Individual: Only natural persons can apply, not companies or trusts.
- Be at Least 18 Years Old: You must be 18 or older.
- Be an Australian Citizen or Permanent Resident: At least one applicant must meet this requirement.
- Have No Previous FHOG: Neither you nor your spouse should have received a FHOG or First Home Owner Rate of Duty (FHOR) before.
- Have No Previous Property Ownership: You and your spouse must not have owned residential property in Australia before 1 July 2000 or after that date and lived in it before specific dates.
- Occupy the Home: You must live in the home as your principal place of residence for at least six months. This period must start within 12 months of completing the transaction.
- Purchase or Build: The grant applies to buying or constructing a home, or starting construction as an owner-builder. The property must be ready for occupation.
- Property Value Cap: For transactions from 1 January 2010, the home’s value must not exceed $750,000 or $1,000,000, depending on the location.
How to Apply
Here’s what you need to do:
- When to Apply: Apply after signing a contract to buy or build a home, or after starting construction as an owner-builder.
- Where to Apply: Submit your application through an Approved Agent or directly with RevenueWA. You must do this within 12 months of completing the transaction.
- What to Provide: Include proof of identity, citizenship or residency, and documents proving the transaction (e.g., contract of sale or building commencement evidence).
Residence Requirements
- Live in the Home: Occupy the home as your principal place of residence for at least six months. This must start within 12 months of completing the transaction.
- Notify If You Can’t Meet Requirements: If you cannot meet the residence requirement, inform the Commissioner in writing within 30 days of the deadline. Exceptions may be granted for unforeseen circumstances.
Penalties and Compliance
- False Information: Providing false or misleading information can lead to prosecution and penalties up to $20,000.
- Non-Compliance: Not living in the home as required may result in having to repay the FHOG, along with possible penalties and future grant ineligibility.
