How the Experts Find Investment Properties
Let me take you behind the scenes into how my team and I work. I’m going to be completely transparent with you because at the front and centre of my company is this value of integrity (it’s even in the name!). So I don’t have a problem with taking you behind the scenes – my team and I have nothing to hide.
What’s integrity? To me, it’s about looking after my clients and making sure that I do everything I can to serve them. That means we go through a lengthy process and put long hours (and invest a lot) into finding the best boom locations where our clients are going to make the most money. I sleep very well at night knowing that we’ve done everything we can to ensure their success.
Even if you are a bit pessimistic and don’t 100% believe me, you’ll have to admit that if I do this and my clients do really well (say they make $50,000 to $100,000 in a year or so), it will work in my favour too. Because the next thing my clients do is ask us to do it again and then go and tell all of their friends about us. So, believe me when I say that we work hard to make sure our clients are in the best possible position to do well.
Here’s how we do that behind the scenes…
Step 1: Research
We have a very thorough research process where we collect and analyse all of the information available that comes through our filters. We pay a lot of attention to infrastructure, in particular. This gives us a number of candidates for locations where our clients might invest.
Step 2: Location Information Gathering
Next we physically visit those chosen locations around Australia to confirm in person whether the reports we’ve been hearing are true, what developments are happening, and confirm realistic timelines. This often involves liaising with people who have that local knowledge. We also identify the good and bad areas to invest in.
Step 3: Property Selection
Now that our locations have been thoroughly checked out, we start looking at individual properties in the area. We filter through all of the available stock and remove anything that we deem high risk, high maintenance, negative cashflow, etc. This leaves us with only the best stock that meets our strict criteria.
Step 4: Property Secured
Finally, we’ll secure these properties for our clients. It’s worth noting here that a lot of these properties come to us before they get advertised publicly (you won’t find them on realestate.com.au). Because of the relationships we form we are able to pick them up early on in the process.
